Preparing Your Home For Quick Sale
Here are some tips to make your home more attractive to potential buyers:
- Have a home inspection performed. Knowledge of a home's current
condition helps when pricing the house and negotiating with buyers.
- Repair damages before the sale and save money on repairs. Think about
it. Would you rather replace damaged sections of the roof or re-roof the
entire house?
- Have routine service on heating and cooling systems. Routine
maintenance service can prevent surprises that might be uncovered by
the buyer's home inspection.
- Wash windows. In addition to improving your home's appearance and
bringing light into the rooms, washing may uncover broken seals in
thermal pane windows.
- Repair windows and doors that don't operate correctly. Windows may
simply be painted shut and doors may need an adjustment or sanding.
- Have a garage sale, donate to a thrift store, or rent a storage locker to
clear out excess "stuff." Your home will seem larger and more attractive.
- Remove personal items like photographs and awards. The buyer is
interesting in the house, not the history.
- Repaint walls a neutral color and clean or replace carpets, tile, linoleum,
and flooring. A small investment before showing your home can translate
to a bigger payoff at the bargaining table.
- Remember, curb appeal is the first step to a sale. Have the outside of
your home power-washed and paint all exposed wood surfaces. Keep
your lawn mowed and edged, plant flowers, and trim shrubs and trees. If
the yard is a mess, the buyer might assume the same for the inside of the
house and just keep driving.
