Georgia Law (O.C.G.A. 8-3-331) requires home inspectors to provide a written document prior to the inspection outlining the "scope of
the inspection."

The US Environmental Protection Agency's Position On Radon

  • There is no scientific doubt that Radon gas is a known human lung carcinogen.

  • Prolonged exposure to high levels of Radon gas can cause lung cancer.

  • Millions of homes and buildings contain high levels of radon gas.

  • The EPA's efforts are directed at locating the homes with high levels and
    encouraging mitigation of them.

  • As a means of prevention, the EPA and the Office of the Surgeon General
recommend that all homes below the third floor be tested for Radon.

  • Because Radon is invisible and odorless, a simple test is the only way to
determine if a home has high radon levels.

  • The EPA recommends mitigating homes with high Radon levels and there are
straight-forward reduction techniques that will work in most any home.

  • Most homes won't have a Radon problem, but there is a simple test to find out if
you do or don't have high Radon levels in your home.

                                    We Test For Radon

We perform a 48 hour test beginning at the completion of the inspection. The owner
or builder will need to be advised of testing. The monitoring device is a Sun Nuclear
Continuous Radon Monitor. At completion of the monitoring period I will return the
monitor to my office. The monitor is completely electronic and all data recorded is
directly transferred to my computer, saved and can be emailed in PDF format.  A
complete report will be delivered to the you, the client.

                         General information

This information is only a general guide to help inform the client in regards to
having a Radon Remediation system installed.  These are estimated price ranges.

Radon remediation of slab and basement homes include both sealing the entry
points and installing a blower to remove Radon from the ground below the floor and
exhausting the Radon to the home’s exterior before it enters the home.

            Estimated Cost for Remediation

Home on slab or basement
$1,200.00    -       Minimum
Home with crawlspace
$1.500.00    -     $ 4,000.00

Radon remediation of crawl-spaces most commonly calls for encapsulation.

Encapsulation includes both water sealing and vapor sealing the crawlspace and
sometimes installing drainage below a water tight barrier. A dehumidifier or using
the homes existing heating and cooling system is incorporated to condition the
crawlspace.

On average 25% of the makeup air in a home infiltrates through the floor from a
crawlspace. Radon, mold spores and moisture that infiltrates the home is further
distributed by the heating and cooling system once inside the home.
Crawlspace encapsulation addresses serious health and safety issues and can
greatly reduce heating and cooling costs. .
